DJP&A was proud to accept the Merit Award from AEP this year for our preparation of the San José Downtown Strategy 2040 Integrated Final EIR. The Downtown Strategy 2040 guides development downtown area through the year 2040 and facilitates the development of up to 14,360 residential units, 14.2 million square feet of office space, 1.4 million square feet of retail space, and 3,600 hotel rooms. The EIR provided program- and limited project-level environmental review for the project.
The EIR is award winning because it is:
• Concise and easy to understand;
• Effective for CEQA streamlining for future development projects, especially given its inclusion of project-level traffic, air, and noise analyses; and
• The first EIR in the City to rely on VMT instead of Level of Service, providing a model for future environmental documents.
DJP&A has prepared several CEQA streamlining documents tiering from the award-winning Downtown Strategy 2040 EIR, including the environmental review for the CityView Plaza Office project, which was featured in a previous newsletter as the largest office development downtown proposed to-date!
Past AEP awards we have received include the 2019 Al Reynolds Memorial Lifetime Achievement Award presented to our very own John Hesler, 2018 Outstanding Environmental Analysis for the Silicon Valley Clean Water Wastewater Conveyance System and Treatment Plant Reliability Improvement Project EIR, and 2018 Environmental Analysis Merit Award for the San José International Airport Entrance Signs and Sign Code Amendment Categorical Exemption.
We are very honored, thank you AEP!
